A real address, not a forwarding number.

The most common thing we hear from North Louisiana boards is that management companies here are either tiny and stretched thin, or headquartered somewhere far away. We have an office downtown and people in this market, with the back-office depth of a statewide firm behind them.

Who you'll actually work with

One manager who knows your community by name.

Every Shreveport community gets a dedicated Community Association Manager — not a rotating queue and not a call center. They attend your meetings, walk your property, and know which vendor already fixed the front gate last spring.

Behind that one person sits the whole company: accounting, insurance and reserves, covenants, and maintenance specialists, all in-house. You get a neighbor as your point of contact and a full bench backing them up.

What a Shreveport board hands off

Everything that used to land on a volunteer's kitchen table.

Full-service management for communities across Caddo, Bossier, and Ouachita parishes.

Finances & reporting

Full P&L and balance sheet to the entire membership by the 20th of every month — written into our management agreement, not promised verbally.

Dues & collections

A consistent, compassionate billing process keeps our communities at roughly 10% delinquency — without souring neighbor relationships.

Covenants & ARC

Fair, documented enforcement and architectural review — we educate before the first violation rather than leading with a fine.

Vendors & maintenance

Bidding, oversight, and site visits handled by people in this market — so the board isn't calling contractors between jobs.

Homeowner communication

Plain-language answers, a board portal, and an app — 70% of our owners use the portal and over half pay online.

Insurance & reserves

A dedicated Insurance & Reserve department tracks coverage and reserve health year-round, so renewals and reserve funding never arrive as a surprise at budget time.

Communities we serve nearby

Shreveport, Bossier City, and up the I-20 corridor.

North Louisiana is its own market, and we treat it that way — not as an outpost of the Gulf South.

Built for this market

North Louisiana is not south Louisiana. We don't manage it like it is.

CMGT started in Denham Springs in 2007 and grew across the state one referral at a time — no acquisitions, no outside investors. Growing that way taught us something useful: you cannot serve a market you don't live in. So we opened an office here rather than adding North Louisiana to somebody's driving route.

The concerns up here are genuinely different from the coast. Boards are weighing severe-weather and freeze exposure rather than hurricane season, and many communities have never had professional management at all — they have been run on paper letters and volunteer labor for years. We bring structure without making anyone feel behind for needing it.

Questions Shreveport boards ask

Straight answers, no industry-speak.

Yes. Our North Louisiana office is at 717 Crockett St Ste 2031 in downtown Shreveport, and the manager assigned to your community lives in this market. You will not be handed to someone driving up from Baton Rouge.
We serve communities in Caddo, Bossier, and Ouachita parishes — Shreveport, Bossier City, and Monroe. We're actively growing here, so if your community is nearby and not on that list, ask us anyway.
Every community gets a dedicated manager and the same service standard, whether it's our 5th community or our 389th. The advantage of a statewide firm is the bench behind that manager: in-house accounting, insurance and reserves, covenants, and maintenance specialists that a small local operator simply cannot staff.
No. Our Financial & Administrative package was built for 30–100-home communities that want professional books and reporting without full-service overhead.
By the 20th of every month, and we share the full P&L and balance sheet with the entire membership — not just the board. Transparency is the whole point.
