Who you'll actually work with

One manager who knows your community by name.

Every Baton Rouge community gets a dedicated Community Association Manager — not a rotating queue and not a call center. They attend your meetings, walk your property, and know which vendor already fixed the front gate last spring.

Behind that one person sits the whole company: accounting, insurance and reserves, covenants, and maintenance specialists, all in-house. You get a neighbor as your point of contact and a full bench backing them up.

What a Baton Rouge board hands off

Everything that used to land on a volunteer's kitchen table.

Full-service management for communities across East Baton Rouge, Livingston, and Ascension parishes.

Finances & reporting

Full P&L and balance sheet to the entire membership by the 20th of every month — written into our management agreement, not promised verbally.

Dues & collections

A consistent, compassionate billing process keeps our communities at roughly 10% delinquency — without souring neighbor relationships.

Covenants & ARC

Fair, documented enforcement and architectural review — we educate before the first violation rather than leading with a fine.

Vendors & maintenance

Local vendor relationships built over eighteen years here, plus site visits so the board isn't the one chasing contractors.

Homeowner communication

Plain-language answers, a board portal, and an app — 70% of our owners use the portal and over half pay online.

Insurance & reserves

A dedicated Insurance & Reserve department tracks coverage and reserve health year-round — critical in a parish where one storm reprices a master policy.

Only in Baton Rouge

Two things we do here that we don't do anywhere else.

Both grew out of being rooted in one place long enough to be asked. Neither is offered in our other markets — which is the clearest proof we can give you that Baton Rouge is home base, not a service area.

200+ units

CMGT Rentals

A separate division for owners of individual rental homes and investment properties around Baton Rouge. It started thirteen years ago with twenty units and grew from there — entirely by word of mouth from owners inside the communities we already managed.

If you own a rental inside a community we manage, one company handles both — the association and your unit.

Since 2019

Fix-It Squad

Our own maintenance crew, on our own payroll. When a gate breaks or a common area needs work, the person who shows up works for the same company that manages your community — so there's no vendor to chase and no finger-pointing about who owns the problem.

Built for this market

We didn't expand into Baton Rouge. We started here.

CMGT opened with a single community in Denham Springs in 2007 and grew across the capital region one referral at a time — no acquisitions, no private-equity money, no outside investors. When the 2016 flood put much of this area underwater, our own office was closed for four days, then we were back at work for the communities that needed us most. That's not a case study we bought. It happened to our neighbors, and to us.

Managing here has its own realities. Coverage and reserves move with every Gulf storm season, East Baton Rouge, Livingston, and Ascension each record and enforce a little differently, and homeowners expect a manager who already understands all of it. Because our managers live in these parishes, we're not learning your community when the storm is already in the Gulf — we know it before the first cone is drawn.

Questions Baton Rouge boards ask

Straight answers, no industry-speak.

Yes. Our office is at 140 Aspen Square Ste H in Denham Springs, and it has been our home since the company started in 2007. We're a Louisiana company with a Louisiana office — not a national brand with a satellite listing.
We manage communities throughout East Baton Rouge, Livingston, and Ascension parishes — including Baton Rouge, Denham Springs, Prairieville, Gonzales, Zachary, Central, and Walker. Ask us for references in your specific area; we will happily connect you with a nearby board.
Storm planning, vendor mobilization, and owner communication are in place before the season starts, and our Insurance & Reserve department monitors coverage year-round. See our hurricane preparedness guide for HOA communities.
No. Our Financial & Administrative package was built for 30–100-home communities that want professional books and reporting without full-service overhead.
By the 20th of every month, and we share the full P&L and balance sheet with the entire membership — not just the board. Transparency is the whole point.
