What does your property management service include and what type of properties do you manage?
Our full-service property management covers marketing and advertising, tenant screening, lease preparation, rent collection, maintenance/vendor coordination, inspections, financial reporting, and compliance with local rental laws. We handle all the day-to-day operations so you can enjoy stress-free ownership. We manage single-family homes, apartments, multi-unit buildings, and small commercial properties. How do you find and screen tenants?
How much do you charge for property management?
Our fees vary depending on the services you choose and the type of property. Typically, fees are a percentage of the monthly rent. We provide transparent pricing with no hidden fees.
Do you handle maintenance and repairs?
Yes. We coordinate all maintenance and repairs using our on staff handymen or one of our trusted, licensed vendors. For urgent issues, we respond promptly to protect your property. You can set spending limits so repairs above a certain amount require your approval.
How do I get paid?
Rent is collected from tenants, deduct any approved expenses, then deposit the remaining funds into your bank account via electronic ACH transfer, usually on a monthly basis. You’ll receive a detailed financial statement outlining income, expenses, and any maintenance activity.

I am a new owner — how do I get set up in the CMGT system?
Getting set up in the system is quick and simple. Once you sign your management agreement, we will send all onboarding instructions on how to easily add all your information to your online account. You can also go to www.cmgt.org and click on the “owner portal login” button under the Rental Management tab.
